Privacy Policy

STROfile by Locke Industries ("STROfile", "we", "us") helps San Diego short-term rental hosts prepare their quarterly STRO report. This policy explains what happens to your information when you use STROfile. We've written it to match how the site actually works.
The short version
- Your Airbnb file is read in your own browser. We never upload it or keep it.
- There are no accounts, no logins and no ad tracking.
- Card payments go through Stripe. We never see your card number.
- If you choose to get deadline reminders by text, we keep only your phone number, when you agreed and which consent wording you agreed to.
- We don't sell your information. Mobile numbers and text opt-in data are never sold or shared for marketing.
Your Airbnb file and report
- You choose your Airbnb earnings CSV on your device. STROfile reads it with code that runs in your browser. The file is not sent to our servers, and we don't keep a copy.
- STROfile uses only the reservation dates, nights and listing names from the file. It ignores money columns and guest names, and uses confirmation codes only to skip duplicate rows.
- Your report (license number, ZIP, quarter and number of days booked) and the support PDF are created in your browser. Downloads are saved only on your device.
- During checkout only: to show your report after you return from Stripe, your browser briefly keeps the parsed bookings (listing name, check-in, check-out and nights) and the licenses you picked in its session storage. This has no money and no guest names, and stays in your browser; we don't receive it. It's deleted as soon as you return to STROfile, and it's ignored if more than 30 minutes have passed.
- Clearing your data: the Done, clear my data button removes your file and results from the page and from your browser's storage. STROfile also clears them automatically 2 minutes after you download the CSV or print a support PDF, and after 30 minutes.
The license list
To help you pick your license, STROfile includes a list of San Diego STRO licenses from the City of San Diego's open data portal. We keep only the license number, street address, ZIP and tier. Host names and contact details are removed. Your searches run in your browser and aren't sent to us.
Payments
STROfile costs $5.95 per report. Payments are handled by Stripe through Stripe Checkout. You enter your card details on Stripe's page, and we never see or store your card number. Stripe tells us whether a checkout was paid, and we use that only to unlock your report. Stripe's own privacy policy (stripe.com/privacy) applies to the information you give Stripe.
Optional text-message reminders
- You can choose to get a text reminder before each quarterly STRO deadline (Jan 31, Apr 30, Jul 31 and Oct 31). This is optional, the box is unchecked by default, and you don't need it to use STROfile or to pay.
- If you opt in, we store only three things: your phone number, the date and time you agreed, and the version of the consent wording you agreed to. We store them with Cloudflare (Workers KV). We don't store anything from your report with your number.
- Message frequency: about 4 messages a year. Message and data rates may apply.
- Opting out: reply STOP to any message to unsubscribe. You'll get one confirmation and no further messages. Reply HELP for help, or contact us at support@strofile.com.
- Carriers are not liable for delayed or undelivered messages.
- No selling or marketing sharing: mobile numbers and SMS opt-in data are never sold, rented or shared with third parties or affiliates for marketing or promotional purposes. We share them only with the service providers we need to deliver the messages (such as our SMS provider, Twilio, and the wireless carriers). Text messaging originator opt-in data and consent will not be shared with any third parties, except those service providers.
Hosting and logs
STROfile is hosted on Cloudflare Pages. Like most web hosts, Cloudflare processes standard request information (such as IP address, browser type and the pages requested) to serve the site and protect it from abuse. Cloudflare's privacy policy applies to that processing. We don't use these logs to identify you or to advertise to you.
Cookies and tracking
STROfile doesn't use accounts, analytics, ad trackers or advertising cookies, and STROfile's own code sets no cookies. The only browser storage it uses is the short-lived session storage described above. Stripe may use its own cookies on its checkout page, and Cloudflare may use cookies it needs for security.
Sharing
We share information only with the providers needed to run STROfile (Stripe for payments, Cloudflare for hosting and storing reminder opt-ins, and our SMS provider for reminders), when the law requires it, or to protect our rights. We do not sell personal information.
How long we keep it
- Your Airbnb file and report: never stored by us.
- Reminder opt-ins: kept until you opt out or ask us to delete them.
- Payment records: kept by Stripe under Stripe's policies.
Your choices and California rights
If you live in California, the California Consumer Privacy Act (CCPA) gives you the right to know what personal information we hold about you, to ask us to delete it or correct it, and not to be discriminated against for using these rights. We don't sell or share personal information for targeted advertising. To make a request, including deleting your reminder phone number, email support@strofile.com or write to 3952 D Clairemont Mesa Blvd #265, San Diego, CA 92117. We may need to confirm the request comes from you.
Children
STROfile is for property hosts and isn't directed to children under 13. We don't knowingly collect information from children.
Changes
If we change this policy, we'll update the date at the top. If a change affects text reminders, we'll ask for your consent again where the law requires it.
