Terms of Service
Last updated: October 20, 2026
These terms apply to STROfile by Locke Industries ("STROfile", "we", "us"). By using STROfile you agree to them.
What STROfile does
STROfile is a worksheet tool. From the Airbnb earnings CSV you choose, it counts the nights booked per license for the quarter you pick, then shows the fields for the City of San Diego's quarterly STRO report: license number, ZIP, quarter and number of days booked. It also creates a support PDF of check-in and check-out dates.
What STROfile does not do
- STROfile is not affiliated with, endorsed by or connected to the City of San Diego.
- STROfile does not file anything for you. You file your quarterly report yourself in the City's Accela STRO portal.
- STROfile is not tax, legal or accounting advice. It doesn't calculate or file Transient Occupancy Tax (TOT).
Your responsibilities
- You're responsible for checking every number before you file. This includes making sure your export covers the whole quarter, that each listing is matched to the right license, and that unusual bookings (such as changed, overlapping or cancelled reservations) are counted the way the City expects.
- You're responsible for filing on time and for following the City's STRO rules.
- STROfile follows the City's published guideline that a stay running over a quarter boundary is reported in the following quarter, and doesn't count the check-out day. If the City's rules change or say otherwise, the City's rules control.
- Upload only files you have the right to use.
Price and payment
- Price: $5.95 per report, paid through Stripe Checkout before the full report unlocks. The free preview shows the total days booked only.
- Refunds: if a payment went through but the report didn't unlock, contact us at support@strofile.com and we'll make it right.
- Test mode: when the site shows a "TEST / DEMO MODE" banner, no payment is taken.
Optional text reminders
If you opt in, we may text you a reminder before each quarterly STRO deadline (about 4 messages a year). Message and data rates may apply. Reply STOP to opt out or HELP for help. Consent isn't required to use STROfile or to pay. Carriers are not liable for delayed or undelivered messages. See our Privacy Policy for how your number is handled.
Data from public sources
The license list comes from the City of San Diego's open data and may be out of date or incomplete. If your license isn't listed or looks wrong, enter it manually and check it against your City records.
No warranty
STROfile is provided "as is" and "as available." We work to make the counts accurate, but we don't promise the site will be error-free, always available, or that its results will be accepted by the City.
Limitation of liability
To the fullest extent allowed by law, Locke Industries isn't liable for indirect, incidental or consequential damages, including fines, penalties or license actions. Our total liability for any claim about STROfile is limited to the amount you paid for the report involved, up to $5.95.
Governing law
These terms are governed by the laws of the State of California, without regard to conflict-of-law rules. Any dispute will be handled in the state or federal courts located in San Diego County, California.
Changes
We may update these terms. We'll change the date at the top when we do. Using STROfile after a change means you accept the updated terms.
